We are looking for an experienced, collaborative and highly motivated Senior Real Estate Specialist to join our team to oversee the maintenance of Apple store locations in the AMR West region.

- 4 years experience in construction/property management with a focus on delivering and/or maintaining excellent retail or workplace spaces.
- Proven ability to collaborate with internal and external stakeholders to create comprehensive preventive maintenance plans and tools to closely monitor them.
- Experience in planning, scheduling, budgeting, resourcing and implementing technical services for all building maintenance and improvements.
- This includes mechanical, electrical, plumbing, controls, smoke detectors, janitorial services, landscaping, flooring, lighting, furniture, storage, pest control, indoor plants and call center services.
- Ability to balance trade-offs between operational risk and investment, constantly seeking the best quality and design at the best price.
- Proven communication and leadership skills, including experience working with various levels of organizations and the ability to resolve customer service issues with employees in a professional and positive manner.
- Ability to quickly and effectively diagnose, treat and resolve maintenance issues, including experience prioritizing and assigning repairs.
- Experience in building and maintaining relationships with real estate user groups, utilities, government agencies, architectural and engineering firms, and general contractors.
- It must be centrally located with major retail centers to be able to inspect and support maintenance at each selected store at least twice a month.
Description
- The property manager must have a proven track record in property management and focus on demonstrating the performance of buildings as excellent retail spaces, delivering quality results at the best value. Is-rooli is responsible for spatial services for Apple stores in the AMR West region.
- Actively contact and continuously support the retail stores in the area, serve the needs of the store and visit the stores at least twice a month for comprehensive service supervision and supervision of all major works.
- Conduct regularly scheduled structured visits to each assigned store location to identify and document any store experience issues in close communication and collaboration with the Director of Store, Marketing and Global Retail Support.
- Collaborate with vendors and suppliers to ensure successful delivery of agreed maintenance services to store requirements. Manage facilities to support staff and
- contractors provide operational services in a timely and cost-effective manner and coordinate response to emergencies that may affect operations. Drive performance and performance of all projects and programs by providing consistent and prescriptive feedback to all functional teams including Real Estate, Engineering, Innovation, Standards, Sales, Direct Procurement, Security, IS&T, etc.
- Significant knowledge and experience in maintenance and operation of buildings, building systems (electrical, mechanical, plumbing), machinery, landscape and quality improvement projects.
- You will be responsible for Opex and Capex budgeting, service channel management and other tools and forecasting for the relevant geographic area.
- Checking customers and contractors to support store receipts and turnover for various projects and programs.
- Direct management of key suppliers through WO management system, weekly check-in and continuous evaluation through stores and taxation. Engagement of general contractors, consultants, vendors and maintenance service providers, including making bids and assisting in negotiations, including SOWs, CPSAs and project-specific contracts.
- Ongoing collaboration with development and RDDM design teams to provide continuous feedback to improve building functionality and material selection.
